Do you allow pets?
We allow cats, fish, birds, and dogs (up to 75lbs)

Cats and dogs must be at least 1 year of age and spayed/neutered. There is a one-time fee of $200 per cat and $300 per dog. There is a $50/month pet rent for dogs. Limit one dog, one dog and one cat, or two cats. Breed restrictions apply. Contact our team today for details!

Are utilities included in rent?
Heat is included in rent. Residents are responsible for electric, internet, phone, and cable, plus allocated utility costs for water, sewer, and trash.

There is a $4.95 monthly utility bill processing fee.

How do I pay my rent?
Rent can be paid online through the Tenant Web Access portal or mobile app.

How do I put in a service request?
Submit service requests through the Tenant Web Access portal or mobile app. Please include your building, apartment number, and service details.
What if I have an after hours emergency?
Kleinman has on-call emergency technicians. Call 763-572-9400 and follow the prompts.

Use emergency service ONLY if immediate attention is required.
When is my Notice to Vacate due?
Written Notice to Vacate must be submitted at least two full calendar months less one day as outlined in your lease. Please review the No Winter Move Out Clause on the front page of your lease.
How does RUBS work?
RUBS is a Ratio Utility Billing System that portions out the total use of certain utility charges at a property, to its residents. Water, Sewer, Storm Water and Trash removal are all a part of the RUBS program at Aquila Park & Royal Park Apartments. There is a monthly administrative fee of $4.95.
